Often States require certification and specified items to identify. I recently used a home inspector twice when purchasing a home. He checked everything from under the house, to the top of the roof. He checked utilities and appliances that were included. He checked the furnace and air conditioner. He did gutters, pipes, electricity, insulation, mositure and he had a form with all this stuff listed on it as well. I believe he was a member of a professional association of home inspectors for this State. Mine came highly recommended.
