A leak in the main duct allowed cool air to escape causing condensation on structural wood which resulted in severe rot. The same thinks also caused the metal straps holding the duct to rust and drop the duct to the ground, increasing the extent of the air leak. The moisture induced deterioration continued and resutled in severe rotting of floor joists and mold. I had no idea until we moved furniture and saw that the floor was sagging horribly. I have ho-3 policy that limited wet rot, fungi, bacteria coverage--not nearly enough to cover repairs. Any way ho policy would cover more than the limited amount?

Rot is specifically excluded from coverage, under the homeowners policy.
What is covered, is a "sudden bursting" causing the water/vapor leak from your a/c unit, but we're not talking sudden here, because rot doesn't happen overnight.
I'm actually surprised you have limited coverage for the wet rot. Normally, it's flat out excluded.
Additionally, it's not like you can buy a new policy and have it covered - once it's discovered, THAT is the date of loss, and it's now preexisting damage - not covered under a new policy, anyway.

you can make a claim and they'll send an adjuster out to inspect it. keep in mind whatever claim they pay increases your premium in future years. so is it worth making a claim or can you just pay for the repairs yourself.
