You have to pay what ever leased break fees are stated in your lease. If there is none stated then you can be charged rent through the end of the lease or until it is re-rented.

You could try to sublet the place. That means that you find someone to live there and pay rent until the lease is up but you are still responsible for the rent and the suite until the lease is up.

You do what the lease says. There is no easy way out. You are liable for the terms of the lease until a new tenant is in place on the same terms.
