I am currently looking for a house and am not wanting to be represented by a buyers agent (please no posts about why I need a buyers agent). With that said, I called a listing agent to tour a house. When I showed up, there was a buyers agent from the listing agent's company there to show the house. If I put an offer in on the house, will the buyers agent from this company receive commission (3%) as well as the listing agent (3%)? My hope is to have more wiggle room on the price because without my own buyers agent, the commission that was due may be able to lower the price substantially. Thanks for your help.

The seller has signed a binding agreement to pay a commission. If that commission is 6% it will either be paid to one company (and maybe split between these two agents or not) of it could be split between a seller's listing company and a buyer's agency company. But no matter what the seller is paying the same commission. So it will give no incentive to the seller to negotiate a lower price even if you are not represented.
You do not save money by not having your own buyers agent. The sellers agent and the buyers agent split the commission(typically 6%). If you buy from the listing agent he gets the complete 6%, If you have a buyers agent they will split the 6%. A buyers agent can save you money by researching the market and make sure that you are given all the necessary information pertaining to the property. Good Luck
the vendor pays in spite of fee that they have contractually agreed to. If 2 brokers are in contact interior the transaction they're going to chop up the fee, yet that isn't a controversy for the vendor. the vendor pays the agreed fee in spite of what share brokers are in contact. you're saying which you're actually not using an agent. who's exhibiting you the homestead then? ANY agent that exhibits you the homestead gets a chop up while the sale closes. If the itemizing agent exhibits it to you, they're going to get an entire fee without chop up (different than to their broker provider, no way out of that.)
